Loan size: £750,000 to £6 million.
Maximum single-asset loan: £2 million.
Loan term: Up to 36 months.
Funding: Up to 90% Loan-to-Cost (LTC).
Max LTGDV: Up to 70% Loan-to-Gross Development Value.

Funding is subject to the developer’s track record and financial standing, with a focus on supporting quality projects in strong markets.

Interest rates: 9.50% to 11.25% p.a., with discounts for repeat borrowers and sustainable projects.
Fees: 1% arrangement (not incl procuration) and 1% exit fee.
Construction: Traditional builds and Modern Methods of Construction (MMC).
Funding: Up to 90% LTC and 70% LTGDV.

Additional Lending Services

In addition to our core development finance offering, we also provide:

Bridging loans: Minimum 6 months.
Development Exit Finance: Up to 75% GDV for completion and sales.
Commercial development: For pre-let/sold projects with strong counterparties.

If you have a development project that meets our criteria, we’d be happy to review it. Please provide the following details:

Borrower details: Name, relevant experience, and financial standing.
Property details: Full address (including postcode), project description, planning status.
Development overview: Size, unit breakdown (if applicable), purchase price, associated costs.
Funding requirements: Build costs (including contingency & professional fees), loan amount required.
Exit strategy: Sales or refinance plans, projected GDV, anticipated rental income (if retained).
Borrower contribution: Amount & source of funds, assets & liabilities/income & expenditure statement.
